Questionable land values
Here are just three examples of questionable land values. I can not be more
specific here without affecting the privacy of home owners.
1. Along a street within my neighborhood land values range from a high
of $271,255 per acre to a low of $27,846 per acre. This is a ten to one ratio.
Oddly the home that sits on the highest priced land is rated only “Class C or
good” compared to the one on the lowest priced land which is rate “Class B
or expensive”. Land next to the property valued at $27,846 per acre, sold
for $189,360 per acre in April 1999 . That’s almost 7 times more per acre.
2. On another street within my neighborhood a class “C” or good home
land price is $194,965 per acre while directly across the street a class “B” or
expensive home is priced at $110,967 per acre or 43% less. If anything one
would think this should be just the reverse.
3. On the same street separated only by the line that divides my
neighborhood from the next one, price per acre doubles. These are both in
the same school district and even the average citizen suggests the lower
priced land should have a higher market value.
