Things that tend to understate the value of
improvements at time of sale.

1. Valuation of the parcel is not done at time of sale but many months before
or after.

2. Valuation of the parcel is done from the street. Appraiser never goes
inside. Any added value inside goes to inflating land.

3. For improvements (such as swimming pools) that are overlooked, their
value goes to inflating land value.

4. Improvements by seller to attract buyers and “Sweeteners” added by
seller such as paying points, furniture left behind, etc., are not considered.

5. Because there are no records or pictures at time of sale it is impossible to
challenge/verify the land value calculation.
